Mortgage Payment Calculator
Uses Canadian semi-annual compounding (the fixed-rate standard). Estimate only — your lender confirms final terms.
Affordability Calculator
Car loans, credit cards, lines of credit, support payments
Assumptions (property tax, heating, condo)
Lenders qualify you at the stress-test rate (the greater of your rate + 2% or 5.25%), not your actual rate. Estimate only.
Down Payment Calculator
| Down | Amount | LTV | Insurance |
|---|
* Below the legal minimum for this price. Estimate only.
CMHC Insurance Calculator
The premium is added to your mortgage; the provincial tax is a separate cash cost at closing. Estimate only.
Land Transfer Tax Calculator
Marginal-bracket estimate to current 2026 rules. Land transfer tax is a cash cost at closing (not added to your mortgage). Estimate only.
Mortgage Stress Test
Car loans, credit cards, lines of credit, support payments
Assumptions (property tax, heating, condo)
Lenders qualify you at the stress-test rate — the greater of your rate + 2% or 5.25% — not your actual rate. GDS/TDS caps shown are the insured-mortgage standard (39% / 44%). Estimate only.
Rent vs Buy
Assumptions (appreciation, returns, costs)
Closing costs here exclude land transfer tax — use the Land Transfer Tax tab for that. If your down payment is under 20%, CMHC insurance is added automatically.
Both sides spend the same each month — the cheaper option invests the difference, so this compares your net worth after the horizon. It assumes investments grow tax-free (as in a TFSA) and the home is your principal residence (no tax on the sale gain); outside a registered account, investment returns would be taxed. Highly sensitive to appreciation, investment return, and rent growth. Estimate only.
Mortgage Penalty
Fixed-rate penalties are the greater of three months' interest or the IRD; variable-rate penalties are always three months' interest. The posted-rate (bank) method can make the IRD several times larger. This is an upper-bound estimate — your lender's exact payout figure is binding.
Refinance Break-Even
Other refinance costs
Compares the cost of breaking now against the monthly savings, keeping the same amortization. A penalty-free blend-and-extend with your current lender can be an alternative. Estimate only — confirm the exact penalty with your lender.
HELOC / Home Equity
A HELOC is capped at 65% of your home's value; your mortgage and HELOC together can't exceed 80%. Based on appraised value, not purchase price.
You must still qualify on income and the stress test — the greater of your rate + 2% or 5.25%, tested on the full HELOC limit. This shows the maximum by the equity rules; banks (OSFI-regulated) use these caps, credit unions may differ. Estimate only.
Closing Costs
Cost assumptions (editable)
Land transfer tax (the biggest line) uses the rates from the Land Transfer Tax tab. Closing costs typically run 1.5%–4% of the price. The CMHC premium itself is added to your mortgage, not paid in cash. Estimate only.
